Transparent-fee conveyancing means the price quoted at the start is the price you pay – no hidden charges, no last-minute extras. Your quote sets out the legal fee, any disbursements (third-party costs we pay on your behalf, like searches and Land Registry fees), and VAT up front so you can budget with confidence.

The transparent legal fee covers our solicitor’s work and the standard searches and disbursements outlined in your quote. It does not cover Stamp Duty Land Tax (paid to HMRC and calculated on the price you pay), survey/valuation fees, your mortgage broker’s fees, or any optional extras (e.g. indemnity insurance) that may arise depending on what we find during the searches and title check.

Yes. You’ll be assigned a named Conveyancer who acts as your single point of contact throughout. You can call, email, or message via your online portal – we aim to respond within one working day, and you can book a call when you need a longer conversation.

The UK average is around 12–16 weeks, but it varies – straightforward freehold purchases with a mortgage often complete in 8–12 weeks, while leasehold purchases or anything in a long chain can take longer. We’ll give you an estimated timeline at instruction and keep you updated as we go.

If your purchase doesn’t complete – for example, the seller pulls out or the chain collapses – you don’t pay our legal fee. You may still owe for any third-party costs already incurred on your behalf (e.g. searches), but you won’t be charged for our time.
