How it's worked out

Stamp duty is calculated in bands.

SDLT – and the Welsh equivalent, LTT – is charged on the property price using a tiered system. Each slice of the price falls into a different band, with its own rate, and the totals add up to your final figure. First-time buyers get a higher 0% threshold; buying an additional property (second home, buy-to-let) adds a surcharge across the whole calculation. Our calculator handles all the current bands and surcharges automatically.

Stamp Duty Land Tax (SDLT) is a tax paid to HMRC when you buy property or land in England and Northern Ireland above a certain price. Wales has its own equivalent – Land Transaction Tax (LTT) – and Scotland uses Land and Buildings Transaction Tax (LBTT). The amount you pay depends on the price, where you’re buying and your buyer status.

The buyer pays the SDLT or LTT on a property purchase. Your solicitor calculates the figure, collects it from you as part of the funds for completion, and submits the return and payment to HMRC (or the Welsh Revenue Authority) on your behalf shortly after completion.

SDLT is due within 14 days of completion (LTT in Wales is 30 days). Your solicitor handles the submission and payment to HMRC for you as part of the conveyancing – you don’t need to deal with it directly.

First-time buyers in England and Northern Ireland get a higher 0% threshold (currently £300,000), and pay 5% on the portion between £300,000 and £500,000. There’s no first-time buyer relief on purchases above £500,000. Wales has its own first-time buyer rules under LTT – the calculator picks the right ones based on where you tell us you’re buying.

Yes. Buying an additional residential property – a second home or buy-to-let – adds a surcharge to the standard SDLT figure on the whole purchase price. The current surcharge in England and Northern Ireland is 5% (raised from 3% in October 2024). Wales applies its own additional-dwelling rates under LTT.

Yes. Wales replaced SDLT with Land Transaction Tax (LTT) in April 2018. The bands and rates are different from England — the calculator handles both. If you’re buying in Scotland, that uses LBTT, which the calculator doesn’t currently cover – speak to a Scottish solicitor for that.
