Buying & Selling conveyancing - common questions

Transparent-fee conveyancing means the price quoted at the start is the price you pay – no hidden charges, no last-minute extras. For a Buy & Sell, both transactions are bundled into a single quote covering legal fees, disbursements and VAT up front.

The transparent legal fee covers our solicitor’s work on both transactions and the standard searches and disbursements outlined in your quote. It does not cover Stamp Duty Land Tax on the purchase, estate agent fees on the sale, mortgage broker fees, or any optional extras (e.g. indemnity insurance) that may arise.

Synchronised purchase-and-sale conveyancing typically completes in 12–16 weeks. Because both sides need to be ready to exchange at the same time, timelines are influenced by the slowest party in your chain – usually the property at the other end of the buyer or seller chain.

Exchange of contracts is the point at which both your sale and purchase become legally binding. The buyer of your property pays their deposit, you pay yours on the purchase, and a completion date is fixed. After exchange, neither party can pull out without penalty.

Completion is the day you move. Funds are transferred – your buyer pays you, you pay your seller, and any existing mortgage is settled. Keys to your new property are released, and legal ownership transfers.
